Sutcliffe launches new residential division

Sutcliffe Residential Team

Sutcliffe Construction has launched a new division that specialises in private property projects worth up to £1.5 million. Sutcliffe Residential focuses on high-specification renovations, extensions and new builds in the North Yorkshire Dales and Ribble Valley areas delivered with the skill and professionalism that Sutcliffe Construction is known for.

James Sutcliffe said “Over the years we’ve had many clients ask us to do residential jobs for them and we believe there is a gap in the market. Sutcliffe Residential is offering property owners and developers something unique  – the values, resources and experience of Sutcon combined with the craftsmanship skills of a team of residential building experts.”

The new division will be supported by James and senior director Sam Allen, and managed by experienced residential construction experts Harry Croft and Neil Capstick.

“For homeowners, the way a builder works is just as important as the quality of their workmanship,” said Harry. “We will provide professional project management that solves problems rather than creates them, and treats clients and their properties with the utmost care and respect – achieving high-quality results within agreed time frames and budgets.”

Leading North Yorkshire-based construction company Sutcliffe Construction completes new £4.3 million state-of-the-art global training facility and 3,665 sqm warehouse and distribution centre for Belzona International at its Claro Road HQ in Harrogate. This is the company’s second project for Belzona International following on from the successful completion of an underground fire water attenuation tank project completed in 2016.

Belzona International specialises in erosion, corrosion and chemical protection and is a world leader in the design and manufacture of repair composite materials and protective coatings for machinery, equipment, buildings and structures. The new 3-storey building features a dual span hipped roof, Kingspan Benchmark cladding and a dock loading system. The steel frame and detailing was made by Sutcliffe at its Skipton-based steel fabrication plant.

Neil Robinson, Administrative Systems Director, Belzona said: “We are very proud of our Yorkshire heritage, and have been considering our site expansion for some years. Delivery of quality, timely solutions to our customers around the globe is the essence of our business, and we are very excited to be able to continue our investment in our Harrogate facility which will help drive our projected global growth for many years to come. Key to realising this strategic aim was the selection of a local partner that not only shared our desire for quality and value, but also had the necessary skills to deliver it, and Sutcliffe Construction, for us, was the clear winner in this regard.”

James Sutcliffe, managing director, Sutcliffe Construction, said: “Belzona is a leader in its field with a very clear vision of what it wants. Last year’s project meant that the Sutcliffe team was very familiar with the Claro road site so there was no learning curve. This was an exciting project and working with one of the area’s longest established and well respected firms. As a construction company, it’s always great to be invited back to a site you are familiar with to develop it further and have the opportunity to add extra value.”

A multinational with a 65-year history Belzona Polymerics has offices in Europe, North America and Asia and a global distribution network of over 140 distributors in more than 120 countries. Established in Elland, West Yorkshire in 1952, Belzona moved to Harrogate in 1957 where it pioneered the development of innovative polymer technology. In 2008, it invested £3.5 million to  expand its existing facility, create extra manufacturing capability and more staff facilities. The architect on the new build was Norr Architects and structural engineering consultant was Blue Sky Consultancy.

2017 has been a busy year for Sutcliffe Construction with new clients and great achievements for the local organisations, sports teams and athletes we support.

2017 has been a busy year for Sutcliffe Construction with new clients and great achievements for the local organisations, sports teams and athletes we support.

Local hammer thrower Jess Mayho, whom we’ve sponsored since 2015, set a Yorkshire Championship record with a 61.62m throw. Now ranked 5th in the UK, Jess has sights set on Team GB for the 2020 Olympics and we look forward to seeing her at the 2018 British Athletics Championships. 2017 was a successful year for fell-runner Mark McGoldrick who achieved a fantastic first in the Chipping Show 7 mile, 1500ft run and third place in the Ingleborough Mountain Race. Sutcliffe also sponsors Hellifield Juniors Football Team and Wharfedale Rugby Club.

Sutcliffe has been a long-time supporter of the Malham Show and the Grassington Festival. Last year, we took the step to become a Silver sponsor for the annual Grassington Festival which attracted almost 30,000 people with headline acts such as Bananarama, Newton Faulkner and Jools Holland.

Managing director James Sutcliffe says, “Over the past 37 years Grassington Festival has grown to become one of Yorkshire’s premier art and music festivals and we’re honoured to have played a part in its success – as we are with Jess and Mark, Malham Show and the sports teams we help. Having been based in the Skipton area since we started, Sutcon has strong local roots and we believe in supporting local talent.”

Client news

2017 saw several new clients join the Sutcliffe portfolio. National food processor and wholesale butcher Dalziel Group contracted us in Castleford to extend a specialist cold store whilst the Peel Entertainment Group hired us for a for a prestigious £2.2 million renovation and restoration project to create Alexander’s Bar and Restaurant. In Liverpool, Kirkby Tyres commissioned us to build a series of storage facilities.

As well as new design and build projects, Sutcliffe has also completed numerous projects for long-standing clients including a 3,700 sqft extension in Elslack, for long-time client Brooksbank Valves, as well as returning to Peter Watsons Garage for a 4,300 sqft extension. In Skipton, we started working again for client Principle Healthcare building the foundations for a new 20,000 sqft manufacturing plant.

Our second contract for Belzona International in Harrogate is almost completed. The £4.5 million, 40,000 sqft warehouse, distribution and training facility is scheduled for handover this month. At Byworth Boiler Hire, we are working our way through a new contract to build five more boiler containers as well as completing work on its Thwaites Bridge premises. In Bradford, we finished steampipe support work for client  SPI and internal alterations for JB Springs in Skipton.

Our team is also happy to back once again at one our favourite sites  – Leeming Bar. In July, we started work on our third manufacturing facility for Cawingredients Ltd, due for completion in July 2018.

James Sutcliffe said, “We’re very proud of what the Sutcliffe team achieved in 2017, and we look forward to what 2018 holds.”

Sutcliffe Construction recently completed a prestigious renovation and restoration project on Skipton High street to create Alexander’s Bar and Restaurant. The £2.2 million project for PEEL Entertainment Group saw the conversion of a Grade II listed Georgian former shop and cafe into a sophisticated bar and restaurant with outside terraces and a secret garden in just six months.

Cherry Lyons, project director, PEEL Entertainment Group said; “The whole concept of Alexander’s was to create the kind of cosmopolitan fine-dining experience you’d find in a city. Inspired by our directors’ travels across Europe, the whole building had to be stripped back, completely renovated and finished to an incredibly high standard.”

The building has served the community in many roles over the centuries as a rented house, doctor’s practice, several retail outlets selling everything from leather goods to outdoor wear, and more recently in hospitality – first as the Russian Tea Room and lastly as Forage Restaurant. PEEL bought the building in 2016 and began its 18-month restoration project working with Groves Architects in Kirkby Lonsdale.

Sutcliffe Construction was appointed main contractor in early 2017 with a tight schedule to bring the building back to life by summer and use local subcontractors and craftspeople wherever possible. The project was complex – a complete renovation of a listed building on a site with restricted access to a tight schedule.

“We chose Sutcliffe because it has the high skill sets to deliver the quality we wanted in the time we had and to the same high standards that PEEL demands from every project we do,” said Cherry Lyons. “During the tender process, Sutcliffe was the only company to come to us with an actual solution – they said ‘we can do it and here’s how we’ll do it’. The team is approachable and amenable which made it a pleasure to work with them. As project manager,  Sutcliffe gave me absolute confidence and trust in their abilities, skills and knowledge and that they would deliver on time. And they did!”

Project logistics were highly demanding due to the High Street location and land locked rear garden, which has been transformed into a stunning terrace and secret garden. This required a pro-active and innovative approach, including the use of a ‘spider crane’ and canal barge; using the canal for its original purpose to transport goods and materials. The internal fit out was complex and extensive including significant structural alterations, completely new M&E and very high quality finishes throughout the building.

James Sutcliffe, managing director, Sutcliffe Construction, said: “This is a well-known building in Skipton and we’re proud to have contributed to making sure it will play an even bigger role in the community for years to come as Alexander’s. Sutcliffe has been growing fast and we are attracting multi-million pound projects across the north and the Midlands as our reputation for building smart and adding value is growing, but it’s always nicer to be able to do a job so close to home, especially one that’ so rewarding. A great shop window of how Sutcliffe’s can work on very challenging sites and create finishes of the highest quality.”

Alexander’s offers a relaxed, social fine-dining experience with international small plates, sharing boards and a vibrant bar with live music  and offering a full day to night experience. It’s European feel and concept inspired by the Grand Tours of the Victorian and  Edwardian eras is the brainchild of  PEEL Entertainment Group Managing Director Susannah Daley who worked closely with the architect Robert Groves  and interior designer Kath Groves and drew on her own global travel experiences.

Family-owned Sutcliffe Construction is enjoying a growth period with contract values up by over 20 per cent in 2016/17 over 2015/16. Recently completed projects include an office development for TGE Investments in Leeds, and a cold store for food giant Dalziel Group.  It has increased its workforce by 50 per cent since 2010 and is actively recruiting new staff.

Based just outside Skipton, Sutcliffe Construction has evolved ‘building smart’ into a way of working that creates partnerships, adds value for clients and results in a finished product that makes owners’ proud. This approach has won it loyal customers nationwide and a growing portfolio of commercial, industrial and educational builds in the manufacturing, food, transport, and leisure industries.

A busy spring and several new clients has rolled into an action-packed summer with Sutcliffe teams currently hard at work on multiple sites across the north of England.

In Harrogate, we’re halfway through developing a £4.3 million 3,665 sqm warehouse, distribution and training facility for multi-national client Belzona International, a specialist in the chemical protection industry. Due for completion in December, the 3-storey building will feature a dual span hipped roof, Kingspan Benchmark cladding and a dock loading system. The steel frame has been fabricated at our Skipton-based plant.

In Castleford, Sutcliffe is extending the cold store – chilled to minus 25 Celsius – at one of Dalziel Group’s 12 distribution centres. Our teams are also busy at Brooksbank Valves  in Elslack, Graphic Packaging International in Leeds and putting the finishing touches to Alexander’s Bar and Kitchen in Skipton.

Just finished is a stunning office block for TGE Investments on a 3,200sqm brownfield site in Leeds. Located off the busy JCT roundabout, this was an exciting project to build a 3-storey structure with a number of architectural features designed by architect John Wharton.

Sutcliffe is proud of the long-term relationships it has built with clients stretching back decades but we’re also happy to report that in recent months we’ve added clients in food, chemicals, commercial property development, automotive and engineering to name a few. As well as Belzona International, new clients include Harrogate’s Commercial Estates Group, national food processor and wholesale butcher Dalziel Group, Lancashire-based UK lifting specialists GGR, as well as Fuel Proof Ltd, AC Price and James Gore & Sons.

Sutcliffe Construction has launched a guide to help companies increase site capacity and grow their business without moving premises. ‘Making Room for Growth’ is based on 40 years’ experience working in the industrial and commercial sectors combined with an in-depth understanding of construction solutions, costs and project management. It offers advice on site transformation, extensions, mezzanine floors and the use of roof space.

James Sutcliffe, managing director, Sutcliffe Construction, said: ”You don’t have to move to grow and we’ve helped many companies make room for growth in their current premises. Depending on the type of business, there are always options to expand if you build smart.  It’s a case of getting down to fine detail and understanding what potential your current site has.”

Moving business premises is one of the most stressful tasks SMEs and MNCs have to face. As well as the difficulties of finding a new site and removal expenses, there’s the hidden costs of losing staff, disruption to operations and changing service providers. In fact up to 75 per cent of businesses delay moving because they can’t face it, afford it or find suitable new sites.

Sutcliffe Construction has helped companies such as Fives Landis, Northern Paper Board, Advanced Components, Graphic Packaging and GGR Group find solutions that satisfy the ambitions of the business without moving. It recently completed the expansion of GGR Group’s plant in Oldham with the addition of a 530sqm extension that forms a training/storage facility. GGR Group, an award-winning national lifting products and services specialist, also contracted Sutcliffe to fabricate the steel frame, cladding and canopy trim to match the rest of its site.

Graeme Riley, chief executive of GGR Group, said: “As our business has grown, so has the demand for extra workspace and storage. We didn’t want to incur unnecessary costs and disruption to the business by relocating, so that’s why we decided to create extra facilities on-site. We are delighted with our new, purpose-built unit which not only blends in well with our main building, but has also allowed us to create a larger outdoor work space and extra parking for staff and visitors.”

James Sutcliffe added: “The project with GGR at its HQ is our first with the group and it has had a positive impact on the smooth running of what is an expanding company. The build was challenging  since the extension utilised a tight space and teams had to take account of major power cables overhead and not disrupt operations. The result is a much more effective use of the GGR site.”

If you are close to outgrowing your building’s capacity, there are alternatives. So before calling a commercial property agent, what should business owners do? “Businesses should start by thinking about what they need from a site in the short, medium and long term. Many sites can be cost-effectively remodelled and capacity increased but owners don’t realise that. That’s where we can help. We’d be happy to look at any site and provide a free survey.”

New extension to house training facility for the UK’s number one lifting solutions and services specialist.

GGR Group, an award-winning national lifting products and services specialist, also contracted Sutcliffe to fabricate the steel frame, cladding and canopy trim to match the rest of the site.

Graeme Riley, chief executive of GGR Group, said: “As our business has grown, so has the demand for extra workspace and storage. We are delighted with our new, purpose-built unit which not only blends in well with our main building, but has also allowed us to create a larger outdoor work space and extra parking for staff and visitors.”

The build, which took 8 weeks, involved a careful planning and execution working with limitations on crane usage and restricted heights because of proximity to major power lines. A phased development was scheduled so operations were not disrupted on the site. The architect on the project was John Barnes and the engineers were Bridgewater Engineers.

James Sutcliffe, managing director, Sutcliffe Construction, said: “The project with GGR at its HQ is our first with the group and it has had a positive impact on the smooth running of what is an expanding company. The build was challenging since the extension utilised a tight space and teams had to take account of major power cables overhead and not disrupt operations on-site.”

‘The result is a much more effective use of the GGR site and a great demonstration of Sutcliffe’s commitment to building smart and adding value at every stage for the client,” he added.

This approach has won it loyal customers nationwide and a growing portfolio of commercial, industrial and educational builds in the manufacturing, food, transport, and leisure industries.

James added, “We work as active partners with clients providing design and build improvements based on a ‘value-engineering’ concept that can save them time and money. As well as principal contractors, we’re also steel-frame building specialists with a 3D-modelling team and our own steel fabrication plant in Hellifield that gives us total control on quality and delivery schedules.”

Sutcliffe Construction works with leading architects and a growing number of multinationals including Fives Landis, Cawingredients, Aggregate Industries as well as well-known Yorkshire entities such as Green-tech and Giggleswick School. It built the iconic Ilkley Rugby Clubhouse.

Leading North Yorkshire-based construction company Sutcliffe Construction has been appointed by independent Ilkley prep school to build a £1 million development set for completion in September. This is the company’s second project for Westville House School; having built the sports hall in 2002.

James Sutcliffe, managing director, Sutcliffe Construction, said: “Westville House School is a site Sutcliffe Construction knows well and this is an advantage as the new development is a challenge. Westville House is a busy school and health and safety is paramount. However, our knowledge of the site, combined with our expertise in complex phased construction projects, means we can ‘build smart’ and deliver the quality that Westville expects with minimum disruption to pupils, parents and staff.”

This project is the first phase of a long-term development plan and involves the creation of a new early years unit for children of nursery and reception age and a new school hub, which will link the new unit with the existing building, along with a new library and media suite, an upgraded ICT and DT facility and extensive new playground facilities.

Westville’s chairman of governors, Neil Brown, said: “It is very exciting to be working with Sutcliffe Construction once again. They clearly understand the needs of a build project like ours and are committed to providing quality under a challenging timescale. This is a hugely important project in the development of this outstanding school, and we look forward with confidence to providing the very best facilities in early years education in the area.”

James Sutcliffe added: “This is an exciting project working with one of the area’s most prestigious schools. As a construction company, it’s always great to be invited back to a site you are familiar with to develop it further. These are the kind of long-term relationships with customers that Sutcliffe prefers because we can add extra value.”

Sutcon has just signed a 12-month contract with Fives Landis for an office refurbishment with structural alterations, a new roof and office refitting at its Cross Hills site.

Due to finish in January 2017, Sutcon has erected scaffolding for specialist work to remove the old offices, renew the roof and gutters, and has started the construction of new walls, offices and elevations. This is the fourth job for the world leading manufacturer of high-precision grinding machines for the car industry which has major plants in the US and UK. Previous contracts included creating a new milling area, a factory re-roof, two major extension of 42,000sqft and 3,600sqft and a new carpark for 243 cars.

Sutcon has finished a new car park and smoking shelter for the Mint Group’s Inferno Nightclub in South London topped with an open roof and acoustic louvred sides to direct smoke and noise skyward – as you can see, the client couldn’t be happier!

Sutcon has finished a new car park and smoking shelter for the Mint Group’s Inferno Nightclub in South London topped with an open roof and acoustic louvred sides to direct smoke and noise skyward – as you can see, the client couldn’t be happier! In Huddersfield, we’ve just completed a 315sqm extension and doubled the car park space for clean controlled environment specialist, PBSC. In Keighley, we handed over our second job for precision engineering company Advanced Couplings – a 2-storey office suite constructed inside the factory which had reached full capacity. We also made the steel frame and fitted out the office. Two more containers including steelworks for Byworth Boilers and its clients AB Agri and Kones Food were finished in spring. In Oldham, we topped off a 530sqm extension for GGR group, a lifting products and services specialist, that forms a training/storage facility for spider crane operators. The steel frame, cladding and canopy trim to match the rest of the site were made by Sutcon too. Recently, we tested the rooflights – fitted by us back in 2000 – at Silent Night’s factory in Barnoldswick. All tested fully compliant so there’s nothing for them to lose any sleep over.
